Ryan Herringshaw
Vice President & Chief Operating Officer
As Chief Operating Officer at Providence, Ryan oversees the organization’s strategic operations with a focus on real estate development, internal operations, and enterprise-wide technology and HR systems. He leads the firm’s real estate development and acquisition activities, directing a pipeline of over $200M in multifamily projects that complement a $330M+ portfolio of more than 1,700 units across the Greater New Orleans area.
An urban redevelopment professional, Ryan specializes in real estate and community development, urban planning, and public policy. He also leads strategic acquisitions and recapitalizations aimed at preserving existing affordable housing assets. In addition to real estate, Ryan plays a critical role in shaping the organization’s infrastructure and capacity by overseeing human resources and information technology. He leads efforts to recruit, develop, and retain talent aligned with Providence’s mission, while advancing internal systems and technology platforms that enhance efficiency and impact. This approach supports a strong team and stable systems, helping Providence provide lasting housing and community stability for residents.
Before joining Providence, Ryan managed a range of high-impact projects across the Greater New Orleans region, including $2M in single-family affordable housing development and over $25M in scattered-site predevelopment work involving residential, commercial, and philanthropic initiatives. His experience includes leveraging complex funding sources such as LIHTC, State and Federal HTC, HOME, CDBG, FHLB AHP, NSP, and HOPE VI.
Ryan holds a Professional Bachelor of Architecture from Louisiana State University and a Master of Sustainable Real Estate Development from the Tulane University School of Architecture. He is a graduate of the NeighborWorks America Achieving Excellence Program at Harvard University’s John F. Kennedy School of Government and serves on the board of directors of the Louisiana Association of Affordable Housing Providers.
